Custom Homebuilding

We get a lot of questions about how the custom homebuilding process works, so we thought it would be helpful to put together this handy outline. Feel free to contact us if you have any further questions, or if you have a signed agreement with a realtor, we kindly ask that you have them contact us for you. 

 

PLEASE NOTE: As of January 2020, we are only able to take custom build projects, and meetings, if you have already purchased your own lot. We will update our website if this policy changes.

Getting Started

In order for us to provide the level of service that each of our clients deserves, we require a loan pre-approval letter and a copy of your floorplans (if not using an SKC floorplan) in order to set up and confirm your initial meeting. Once you have emailed these items to us, someone will get back with you to arrange a date and time for your appointment.

Initial Meeting

During your initial meeting, you will sit down with Stewart and Casey at our office, located at 416 W. Main Street, Lebanon, TN 37087. The main objectives for this meeting are to establish a relationship, exchange preliminary information, answer your initial questions, and discuss your options. If you have your own floorplans, Stewart can review these during this meeting to determine if we can use those plans to build your home, and/or recommend any SKC floorplans that might fit your needs.

Contract Signing

Once everyone is ready to move forward in the process, you will meet with Stewart and Casey to review and sign our builder’s contract.

Site Visit

This is where you really get to start mapping out your home! Stewart will walk your lot with you to plan out the layout of your home, such as where individual rooms will be and what views you’ll have from certain rooms, etc. Once this step has started, your custom homebuilding journey has truly begun!

M.E.P. Walkthrough

The details are in the name: M.E.P. stands for Mechanical, Electrical, and Plumbing. This meeting will happen at your new home, about 4-6 weeks after your footers are poured (weather permitting). At this walkthrough, your project manager, Stewart, and Casey will walk through the home with you to determine your preferences for multiple details. Some examples of these details are:

Lighting Placement
Appliance/Countertop/Island Positioning
Outlet/Cable/Light Switch Placement
Door Swing Direction
Gas or Electrical Appliances/Venting

Selection Meeting

This is where the real fun happens! Your selection meeting will be scheduled for about 1-2 weeks after your M.E.P. Walkthrough. At this meeting, Casey will guide you through the process of choosing various finishes and details for your home. Examples of these details include:

Paint Colors
Flooring
Appliances
Lighting Fixtures
Cabinets/Hardware
Plumbing Fixtures
Door Styles/Hardware
Countertop Material and Color
Kitchen Backsplash Tile
Specialty Trim Style
Fireplace Surround Materials
Shower Tile
Shower Door Style

New Home Orientation

The project is nearing completion and it’s time to get to know your home! During your New Home Orientation, your project manager will walk through your home with you to review your systems, warranty information, and answer any questions about the technical aspects of your home.
